What are bond registration costs in South Africa?

Bond registration costs include the bank's initiation fee (typically around R6,037.50 incl. VAT), the bond registration attorney's fee (based on the LSSA tariff and your loan amount), deeds office fees, and miscellaneous post and petties costs. These are paid once when your bond is registered.

What is transfer duty and when do I pay it?

Transfer duty is a government tax on property transfers. Properties priced up to R1,210,000 are exempt. Above that, rates range from 3% to 13% on the excess, depending on the purchase price. Transfer duty is not payable if the seller is a registered VAT vendor and VAT is included in the purchase price.

Can I add bond registration costs to my home loan?

The bank initiation fee can often be added to your bond amount rather than paid upfront. This is convenient but means you'll pay interest on that amount over the full loan term. Attorney and transfer costs generally need to be paid in cash on transfer.

How long before transfer do I need to pay the costs?

Transfer costs are typically paid to the transferring attorney within a few weeks of the offer to purchase being accepted. Bond registration costs are paid closer to registration, usually simultaneously with transfer. Your attorney will provide you with a detailed cost estimate before payment is required.
